文章选取苏州中心城区404个居住小区,借助空间分析、相关性分析和回归分析方法,以250 m为距离梯度,探测公园绿地500~2 000 m服务半径以及不同尺度公园绿地与住房价格的关系和梯度差异规律。结果表明:1)价格较高的住房在1 000 m服务半径左右普遍具有较为丰富的公园绿地;2)随着公园绿地尺度的增大,服务半径与住房价格整体表现为显著负相关-极显著正相关-显著正相关-不显著;3)居住区2 000 m范围内每增加100 hm2公园绿地,住房单价约增长1 000元/m2。研究剖析了相关原因、提出了规划建议,并对进一步亟待探索的问题进行了展望,以期充分、科学、高效地发挥公园绿地对居住空间乃至城市空间的引导、调控作用,促进基础设施的服务公平性。

In order to reveal the effect of park service radius on housing price, we select 404 residential communities in the city core of Suzhou and explore the correlation and gradient difference the correlation and gradient difference between park green space of different scales and housing prices between 500 and 2 000 m service radius using the spatial analysis, correlation analysis and regression analysis method, with 250 m as a distance gradient. The results are as follows:1)The high-priced houses have more park green space at the 1 000 m service radius; 2) With the scale increase of park green space, the overall relationship between housing prices and service radius is showed as significant negative correlation, extremely significant positive correlation, significant positive correlation and no correlation; and 3) Every increase of 100 hm2 park green space within 2 000 m service radius of the residential area can increase the unit housing price by 1 000 RMB. The research analyses the related reasons, puts forward the proposals on planning, and prospects the issues that need the further exploration. It is expected to fully, scientifically and efficiently play the roles of park green spaces in guiding and regulating the residential or even the urban space, and promote the fair service of the infrastructures.
